Our Design 'Phases' Descriptions

Design Phase I - Interiors
       
Breakdown of Included Services

  1. Select and coordinate interior finish materials selections including specifying manufacturers colors, patterns and textures for floors, walls, cabinetry, fabric, etc..
  2. Guide selection of A.D.A. compliant fixtures, furnishings and equipment
  3. Coordinate order preparation, delivery and installation of finished cabinetry and materials with vendor(s)
  4. Coordinate vendor and manufacturer specification documentation and rough-in drawings
  5. Verification and review of materials orders to confirm manufacturer material texture and color codes before equipment, cabinetry, countertops, countertops, wall coverings & flooring prior to final purchase order(s)/drawing(s) submission.
  6. Create 3D photorealistic computer generated color renderings for views of two areas to be selected by the client.  The actual material selections will be closely represented in the rendering, although they will not be exact due to variances in computer monitors, color calibration and printers. 
  7. Three materials selection changes to the renderings at no extra cost.  Additional edits to the rendering materials and ANY edits to the 3D model will be considered additional services and will be billed at the our normal hourly rate
  8.  Notice to the client is mandatory before spending time that would incur any extra hourly rate charges.   Deliverables for Design ‘Phase III’ Documents
  9.  These ‘electronic’ PDF sample boards and revisions will be provided to the client in the form of an e-mail file attached as a printable 11” x 17” Adobe Acrobat PDF
  10. Once near-final decisions for materials have been made, actual samples of the materials will be shipped to the client for final review and endorsement before finishes are ordered and implemented.
  11. Six (6) 11 x 17 Renderings - Two (2) rendering views with three (3)different materials selection changes each in the form of  printable 11” x 17” Adobe Acrobat PDF files

Design Phase II - Schematic Design
       
Breakdown of Included Services

  1. Area/Sq. Footage analysis – to determine if the chosen facility will be able to accommodate all the services included on the projects ‘wish list’. 
  1. If no space has been selected, DaySpaDesign.com can accurately recommend the required square footage for a facility that will house the support and services the client desires.
  2. Determine Client’ interpretation of the projects vision, goals and objectives’ - also known as 'the wish list'.
  3. Conceptual Plans - Create initial flow, furniture and equipment layout based on project ‘vision, goals and objectives’ and ‘wish list’ as recommended by Client.
  4. Includes initial furniture, equipment and partition layout
  5. Plan will include general millwork and equipment layout (plan view only) and overall room dimensions only.
  6. Complete up to 5 similar revised layouts.
  7. Deliverables for Schematic Design Package - These plans and revisions will be provided to the client in the form of an e-mail with the associated plan files attached as printable 8 ½” x 11” Adobe Acrobat PDF files.
  8. All copies of color scheme and materials selections will be organized and published to a private DaySpaDesign.com webpage for the clients use.

Design Phase III - Design Development
       
Breakdown of Included Services

Utilizing the client approved ‘Phase II Schematic Design’ approved plan and the materials selections chosen in 'Phase I - Interiors', the following will be provided:

  1. Equipment installation details based on Client’ selections.  This includes equipment ‘rough-in’ and reinforcing partial elevations, sections and/or details as required pertaining only to equipment being provided by DaySpaDesign.com.
  2. Prepare suggested partition types and partition layout drawings.
  3. Prepare suggested wall and floor finish materials schedule/plan.
  4. Prepare lighting schedule and reflected ceiling plan.  (This does not include, fire protection systems, multi-media, HVAC or electrical device locations other than lighting.)

Deliverables for Detail Design Package Documents - The drawings created as a result of Phase Two will be provided in the form of an e-mail including five 24” x 36” ‘D’ size 600 DPI black and white PDF files.  The five documents to be delivered to complete this phase of the contract are listed below:  

Sheet A1 - Partitions and Plumbing Layout
  • Partition types and dimensions
  • Plumbing rough-in locations w/dims
  • Wall type details
  • General legends and notes
Sheet A2 - Furniture Layout
  • Suggested floor materials
  • Area take-off
  • Furniture and equipment layout
  • Traffic flow
Sheet A3 - Reflected Ceiling Plan
  • Ceiling configuration
  • Light fixtures types and locations
  • Sound system speaker locations
  • Ceiling fans and lighting fixtures
  • Building systems design is not included
Sheet A4 - Additional Details (only if required)
  • Misc. elevations and sections as required for specific spa equipment
  • Plumbing and electrical rough-in details for specific spa equipment
Sheet E1 - Electrical Device Plan
  • Outlets and power supplies dimensioned and called out in a legend as required for spa equipment.
  • Electrical panel schedules are not included
  • Switch locations selected by client and are not included on these plans
